Looking for a 3+ bedroom home (LGBTQ+ Friendly Neighbordhood)

Hello!
We sold our home in the Colorado mountains and would love to move to New York State. We are looking for a 3+ bedroom home, but we have a tight budget:
- No costly work/rehab: TLC - like paint, flooring, and trim work - is fine. Foundation work, septic repairs, roof rehab, water damage, and the like are no-go's.
- A quieter area with a larger lot that can be fenced (or already has one): Room for dogs and producing gardens... and hens, if they are allowed.
- (Medical) cannabis = Probably should not be near a school.
- Commuting distance to a healthy job market for my 21-year-old son (who is my part-time caregiver).
- Reasonable distance to a hospital (ER) and healthcare because I have several chronic illnesses.
- Reasonable distance to public transportation to NYC.
- Short-term/long-term rentals and accessory dwelling units allowed.
- No HOA/LOA/POA, and no manufactured home communities: Been there, done that, not doing it again lol.
- While I am legal and white, I am an immigrant, so an immigrant-friendly area is desired (because I have encountered people who treat me poorly when they find out I am in the US on a green card, ever since you-know-who took office).
Side Note: The larger the lot, the better! We would love to homestead -so we can grow our own produce and hens for eggs, and est. a multi-generational family property- and designate conservation land!
I think that covers everything...
$175k is the max we are comfy with, but we are approved for up to $200k.
