Part of the Faith Mills Complex 2 unique structures with tons of potential uses.
Loft apartments / Storage / Business / Hydro Electric production possibilities from existing Dam infrastructure in place with what I was told could produce 200,000+ kilowatts of power on a continuous basis. At 40% operation it is estimated to produce $400,000 a year. There is nearly a 1/4 mile of water rights that go with the property as well.
Approximately 7,500 square feet of roof to place solar panels on.
Main structure is 50' x 100' with 2 floors above grade and a full basement. The main super structure is solid steel reinforced concrete built on bedrock.
The negative issue is the roof beams have deteriorated and are need of replacement in many areas.
I have over $30,000 of structural materials on site to initiate and complete repairs. Currently dealing with the town engineer and my engineer on a consensus remediation plan.
The smaller structure is mostly a solidly built concrete and brick masonry structure with hundreds of tons of large i-beams supporting the clear span floor and roof.
The first floor has nearly 20 foot ceilings and the second floor is approximately 12 foot high at the bottom of the I- beams.
I am looking for either a straight out purchase or an investor to help revitalize this incredible 160 year old facility and develop it's potential uses.
